We are excited to share details about our latest project at Investment Synergy – the funding of a 150-key Marriott Courtyard hotel in Bridgwater. With a Gross Development Value (GDV) of £19 million on day one and £23 million by year three, this project promises excellent growth potential.
The Marriott Courtyard hotel will be constructed using innovative modular construction methods, allowing for faster build times and minimizing concerns about rising material costs. We anticipate practical completion within approximately 12-14 months from the start of construction.
The hotel project spans 18 months, including a 4-month lead-in period after land purchase for necessary preparations and module ordering. We have already engaged reliable specialist subcontractors and plant hire services, ensuring a smooth construction process.
Situated at Bridgewater Gateway Business Park, strategically located near Junction 24 of the M5, the Marriott Courtyard hotel is well-positioned to cater to the target demographic. Offering 150 rooms and all the standard amenities associated with the Marriott Courtyard brand, this hotel aims to meet the growing demand for accommodations in the area, particularly due to the ongoing construction work at Hinckley Point C.
The Bridgwater site itself boasts favorable conditions, including a solid rock head foundation, significantly reducing costs. The land purchase also includes an unused section, which will be utilized to increase profits through partnerships with Tesla and Gridserve for car charging stations, as well as a land sale to Halebourne Care Group for the development of a care home.
